Boone County homes sold for higher prices recently. Here’s how much

Newly released data from Realtor.com for October shows that potential buyers and sellers in Boone County saw higher home sale prices than the previous month’s median of $295,000.

The median home sold for $356,250, an analysis of data from Realtor.com shows. That means October, the most recent month for which figures are available, was up 20.8% from September.

Compared to October 2023, the median home sales price was up 34.3% compared to $265,250.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Here is a breakdown on median sale prices:

  • Looking only at single-family homes, the $294,000 median selling price in Boone County was down 1% in October from $296,916 the month prior. Since October 2023, the sales price of single-family homes was up 8.2% from a median of $271,747.No single-family homes sold for $1 million or more during the month.

  • Condominiums and townhomes increased by 1,687.3% in sales price during October to a median of $4,675,000 from $261,562 in September. Compared to October 2023, the sales price of condominiums and townhomes was up 2,922.2% from $154,687. Fifty-one​ condominiums or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in October 2023.

About recorded home sales in Boone County in Missouri

In October, the number of recorded sales in Boone County rose by 36.5% since October 2023 — from 214 to 292. All residential home sales totaled $292 million.

Across Missouri, homes sold at a median of $263,371 during October, up 3.5% from $254,551 in September. There were 7,347 recorded sales across the state during October, up 3.3% from 7,112 recorded sales in October 2023.

Here’s a breakdown for the full state:

  • The total value of recorded residential home sales in Missouri decreased by 19% from $1.6 billion in September to $1.3 billion this October.

  • Out of all residential home sales in Missouri, 1.65% of homes sold for at least $1 million in October, up from 1.5% in October 2023.

  • Sales prices of single-family homes across Missouri increased by 0.2% from a median of $259,966 in September to $260,356 in October. Since October 2023, the sales price of single-family homes across the state was up 6.3% from $244,868.

  • Across the state, the sales price of condominiums and townhomes rose 24.5% from a median of $228,950 in September to $285,000 during October. The median sales price of condominiums and townhomes is up 35.7% from the median of $210,000 in October 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
