Homes in Pueblo County sold for lower prices recently: See how much here

Newly released data from Realtor.com for September shows that potential buyers and sellers in Pueblo County saw lower home sale prices than the previous month’s median of $312,000.

The median home sold for $305,250, an analysis of data from Realtor.com shows. That means September, the most recent month for which figures are available, was down 2.2% from August.

Compared to September 2023, the median home sales price was up 5.3% compared to $290,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Here is a breakdown on median sale prices:

  • Looking only at single-family homes, the $290,000 median selling price in Pueblo County was down 7.1% in September from $312,000 the month prior. Since September 2023, the sales price of single-family homes was the same as the median of $290,000.One single family home sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in September 2023.

  • Condominiums and townhomes increased by 20.1% in sales price during September to a median of $367,500 from $306,000 in August. Compared to September 2023, the sales price of condominiums and townhomes was up 18.6% from $310,000. Three​ condominiums or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in September 2023.

About recorded home sales in Pueblo County in Colorado

In September, the number of recorded sales in Pueblo County dropped by 9.3% since September 2023 — from 182 to 165. All residential home sales totaled $54 million.

Across Colorado, homes sold at a median of $532,155 during September, down 2.6% from $546,166 in August. There were 6,800 recorded sales across the state during September, down 3.9% from 7,075 recorded sales in September 2023.

  • The total value of recorded residential home sales in Colorado decreased by 39.2% from $7.9 billion in August to $4.8 billion this September.

  • Out of all residential home sales in Colorado, 12.53% of homes sold for at least $1 million in September, down from 14.33% in September 2023.

  • Sales prices of single-family homes across Colorado decreased by 3.4% from a median of $585,003 in August to $564,947 in September. Since September 2023, the sales price of single-family homes across the state was up 0.9% from $560,000.

  • Across the state, the sales price of condominiums and townhomes rose 1.2% from a median of $415,000 in August to $419,975 during September. The median sales price of condominiums and townhomes is up 1.9% from the median of $412,000 in September 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
