Newly released data from Realtor.com for September shows that potential buyers and sellers in Stearns County saw lower home sale prices than the previous month’s median of $290,000.

The median home sold for $284,900, an analysis of data from Realtor.com shows. That means September, the most recent month for which figures are available, was down 1.8% from August.

Compared to September 2023, the median home sales price was up 11.7% compared to $255,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Here is a breakdown on median sale prices:

  • Looking only at single-family homes, the $284,900 median selling price in Stearns County was down 2.5% in September from $292,250 the month prior. Since September 2023, the sales price of single-family homes was up 10% from a median of $259,000.Two single family homes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in September 2023.

  • Condominiums and townhomes decreased by 43.5% in sales price during September to a median of $143,950 from $255,000 in August. Compared to September 2023, the sales price of condominiums and townhomes was down 17.7% from $175,000. No condominiums or townhomes sold for $1 million or more during September.

About recorded home sales in Stearns County in Minnesota

In September, the number of recorded sales in Stearns County rose by 1.5% since September 2023 — from 196 to 199. All residential home sales totaled $60 million.

Across Minnesota, homes sold at a median of $333,804 during September, down 2.3% from $341,492 in August. There were 6,366 recorded sales across the state during September, down 2.4% from 6,524 recorded sales in September 2023.

  • The total value of recorded residential home sales in Minnesota increased by 7.8% from $2.7 billion in August to $2.9 billion this September.

  • Out of all residential home sales in Minnesota, 4.49% of homes sold for at least $1 million in September, up from 3.45% in September 2023.

  • Sales prices of single-family homes across Minnesota decreased by 2.7% from a median of $356,016 in August to $346,500 in September. Since September 2023, the sales price of single-family homes across the state was up 3.4% from $334,996.

  • Across the state, the sales price of condominiums and townhomes rose 2.5% from a median of $280,000 in August to $287,000 during September. The median sales price of condominiums and townhomes is up 1.9% from the median of $281,750 in September 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
