Newly released data from Realtor.com for September shows that potential buyers and sellers in Vanderburgh County saw lower home sale prices than the previous month’s median of $200,000.
The median home sold for $186,300, an analysis of data from Realtor.com shows. That means September, the most recent month for which figures are available, was down 6.9% from August.
Compared to September 2023, the median home sales price was up 3.3% compared to $180,298.
Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Looking only at single-family homes, the $185,448 median selling price in Vanderburgh County was down 10.6% in September from $207,525 the month prior. Since September 2023, the sales price of single-family homes was up 3% from a median of $180,000.One single family home sold for $1 million or more during the month, compared to one recorded transactions of at least $1 million in September 2023.

Condominiums and townhomes increased by 20.2% in sales price during September to a median of $225,309 from $187,500 in August. Compared to September 2023, the sales price of condominiums and townhomes was up 5.6% from $213,281. One condominium or townhouse sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in September 2023.

In September, the number of recorded sales in Vanderburgh County rose by 3.2% since September 2023 — from 309 to 319. All residential home sales totaled $37 million.
Across Indiana, homes sold at a median of $250,000 during September, a slight decrease from $250,006 in August. There were 9,861 recorded sales across the state during September, up 0.5% from 9,815 recorded sales in September 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
