Several residential buildings planned near downtown Wilmington

A new small-scale residential development could be headed to downtown Wilmington’s Northside.

Four tracts of vacant land, which sold on Dec. 20, 2024, for $530,000, according to New Hanover County property records, could soon be the site of residential units.

A formal application submitted to the city outlines details of what’s planned for the property along McRae Street.

Where is the property located?

A new small-scale residential development could be headed to 510 and 516 McRae Street in Wilmington.

Site plans were submitted for approximately 0.57 acres at 510 and 516 McRae St. in Wilmington. The property is currently zoned R-3 for Medium-High Density Mixed Residential District.

Who owns the land?

The owner of the property is listed as Robert Mortensen II of Florida.

The applicant for the project is Branch Smith of Dogwood Land Development and the developer is Joe Cebina of TBM Partners LLC.

What’s currently on site?

Currently the site is vacant, with a gravel driveway path and vegetation to be removed prior to construction, according to site plans.

What’s being built?

Three 18-foot three-story townhomes are planned for each lot, totaling six structures. The townhomes will each house two to three bedrooms per unit and a garage.

Both lots, each 12,385 square feet, will also include asphalt pavement with parking spaces, pervious grid with stone for additional overflow parking, a fenced area for city trash and recycling carts, and yard space. The development will also retain some of the existent trees on site for privacy buffering.

The townhomes will be set back 10 feet from McRae Street. A six-foot wooden privacy fence will surround the back half of both properties, separated by an asphalt driveway.

In total, the site will include 4,860 square-feet of impervious rooftops, 4,720 square-feet of new impervious driveway and parking space and 2,670 feet of pervious gravel parking.

The properties are surrounded by existent commercial and residential space, with the 516 McRae property boarding a nine-foot private alley.

What’s the project status?

As of early January, the city of Wilmington listed the project status as in compliance review.
